In conjunction with Urban Partners, KCMS is providing construction management services for University Gateway a $138 million, mixed-use student housing project on a four-acre site adjacent to the University of Southern California.

The eight-story complex will be comprised of 514,928 square feet of gross leasable, above ground residential space of 421 one and two bedroom rental-housing units for students and faculty.  The ground level of the building will feature over 78,000 square feet of neighborhood and community-serving retail facilities, including restaurants.  A 280,000 square foot parking garage completes the program. 

 

The landowner of this project is The Shammas Group, and financing comes from Blackstone Real Estate Advisors and Urban Partners.  Previously, the site was used for car dealerships and is now repositioned for student housing in response to a dramatic lack of on-campus or area housing for USC’s 35,000 annual student enrollment.

 

KCMS project delivery services include site assessment, review of alternative uses and market studies, budget preparation and schedule, capitalization strategy and entitlement management.  To address environmental and community impact issues, Urban Partners and KCMS are work in conjunction with the Community Redevelopment Agency of Los Angeles.
