Del Mar Transit Station
Pasadena, California

Del Mar Station is a transit village and mixed-use development located on a 4.5-acre site in downtown Pasadena.  It features 347 residential units, 11,000 square feet of community-serving retail space and restaurants and two subterranean parking garages to accommodate 1,200 cars set around the MTA Gold Line light rail station.  Strategic construction sequencing and coordination with the MTA was required while at-grade construction of the Gold Line was underway.  The project includes preservation and reuse of the historic Santa Fe Station, a revival-style train depot.

The complex features traditional courtyard housing with stacked flats, townhouses, walk-up lofts, community pool, clubhouse and fitness center.  Construction of the $120 million project began in September 2001.  The light rail station was opened on schedule in July 2003.

KCMS led the construction management, entitlements, permitting and initial construction phase of the project, which was sold to Archstone Smith in September 2004.
