What began as a series of assignments providing cost analysis and constructability review and consulting to Playa Capital during the master planning and entitlement phase of the Playa Vista Development, evolved into an exclusive arrangement to provide Project Delivery Services for Warmington Homes, a major Playa Vista developer.  KCMS collaborated with Warmington Homes on six developments and together the team successfully brought 468 units of condominiums, town homes and lofts to the market.

The Avalon is a series of contemporary-style condominium
buildings located on Pacific Promenade, Playa Vista’s main avenue.  The project is built on a 1.22 acre site and is comprised of 64 condominiums with unit sizes ranging from 926 square feet to 1,270 square feet. The units were priced at approximately $400,000 each, which sold out upon completion of the project.  Start date was August 2001 and completion date was October 2002.
